Our investment property loans typically use the DSCR (Debt Services Coverage Ratio) mortgage option.  The primary qualification for an Investment Property mortgage is based on the property and the cash flow.

Here are some benefits and features available for qualified borrowers using the Investment property mortgage option:

  • Minimum fico 550
  • Does not require a tenant in the property
  • Tax returns not required
  • Employment information not required
  • Can be used on purchases
  • Can be used on Cash-Out refinances to take cash/equity out of the property
  • Can be used on Rate-Term refinances to simply lower the interest rate or shorten the term.  This option is also used to transfer from an adjustable rate to a fixed interest rate.
  • No personal income used to qualify
  • Upon closing, the property can be vested in the name of the individual, LLC, INC, or Trust
